Session 1: Investing into Real Estate in Japan
Japan has been leading real estate headlines with reports that total foreign investments into Japan's real estate market had risen 45% in the first half of 2023 compared to the same period last year. Singapore is reported to be the largest cross-border real estate investor in Japan as at August this year, with about S$4.1 billion invested in the country.
The nuances of Japanese real estate investments, coupled with emerging trends, call for a comprehensive understanding. But while savvy investors may be familiar with the TMK structure, TK/GK structures, and other acquisition methods, the real challenge remains in deciding on the most suitable structure for each unique situation.
Join us as we delve into the intricacies of Japanese real estate investments including:
- Current trends in the Japanese real estate market.
- An in-depth exploration of the various investment structures.
- Key points every investor should consider when looking at the Japanese market.
- Practical tips to maximize your investment returns.
Session 2: Singapore Investment Funds for APAC Real Estate Investment
Singapore’s asset management industry enjoyed a bumper year with 16% year-on-year growth in 2021 to S$5.4 trillion in 2021. Most recently, in 2022, AUM in Singapore reported a 10% dip against a reportedly less rosy economic landscape. Despite a challenging international investor environment, Singapore remains a very attractive jurisdiction among global asset managers and investors and in 2022, 76% of AUM was sourced from outside Singapore, and 88% of total AUM was invested outside Singapore. The thriving Asian markets will continue to provide ample opportunities for fund managers looking to base their operations and invest in the region.
In this session, our speakers will dive deep into the regulatory, legal and tax fundamentals and explore the diverse array of flexible fund structures available in Singapore, tailored to accommodate asset classes, risk profiles, investor preferences and flexible use. We will examine compelling case studies of successful funds structured in Singapore for real estate investments across the APAC region.
